What a Five-Star Airbnb Turnover Looks Like From the Cleaner's Side

Short-term rental cleaning is not house cleaning done faster. The standard is different: a guest is not comparing your unit to their own home, they are comparing it to the listing photos they booked from, and to the last hotel room they stayed in. The gap between those two references is where bad reviews come from.

This is why professional turnovers run on staging photos rather than a written list alone. We photograph the unit once in its ideal state, and every turnover after that reproduces it: the same cushion arrangement, the same towel fold, the same items on the same surfaces. Guests cannot articulate what is different from the photos, but they notice, and consistency is what a five-star cleanliness rating actually measures.

The turnover itself runs in a fixed order because the clock is real. Strip all linens and start laundry first, since it is the longest process and everything else happens while it runs. Clear the kitchen: dishwasher emptied and reloaded, refrigerator emptied of guest leftovers, surfaces and appliance exteriors wiped. Bathrooms fully reset with fresh towels and restocked amenities. Then dust and vacuum through, make beds with the fresh linens, stage every room to the reference photos, and take the trash out last on the way to the car.

Restocking is where amateur turnovers lose reviews. Toilet paper, paper towels, dish soap, dishwasher tablets, hand soap, coffee, and whatever else your listing promises. A guest who arrives to one roll of toilet paper at 11 PM will mention it in the review, and no amount of clean surfaces offsets that.

Reporting matters as much as the cleaning. Your cleaner is the only person who sees the unit between every single guest, which makes them your inspection system. Stains, chips, broken fittings, missing inventory, supplies running low: all of it should reach you the same day, with photos. Damage found by your cleaner is a claim you can file. Damage found by the next guest is a refund.

Finally, be realistic with your turnover window. A same-day changeover between an 11 AM checkout and a 3 PM check-in is workable for a one-bedroom with laundry on site. It is genuinely tight for a three-bedroom, and a rushed turnover shows up in exactly the details guests photograph. Either widen the window or accept that some days will need a second person, and price the calendar accordingly.
